VHOA Encumbrance Fee Request Form Rev. September 2025
To Whom It May Concern:
Thank you for your inquiry regarding Vermilion Hill Owners Association (VHOA) annual fees.
The Developer has registered an Encumbrance on the title of all residential lots to secure fee payment to the VHOA. In any given year, the VHOA may choose to charge an amount other than that provided for in the Encumbrances, subject to the limitations in the VHOA Bylaws.
The fiscal year for the VHOA is May 1 to April 30. Current annual VHOA fees are $250.00 + GST ($262.50 total). Upon closing of the initial real estate purchase, the Encumbrance fee amount is pro-rated from the possession date until April 30 and is payable by the buyer in advance of possession in one lump sum. Subsequent Encumbrance fees must be paid on an annual basis. If you are a lawyer remitting pro-rated fee payment to the VHOA on behalf of your client, this amount is payable by cheque only. If you are a resident remitting pro-rated fee payment directly to the VHOA, please email us at admin@vermilionhilloa.com for available payment methods.
Fees are levied and payable May 1 each year. Interest charges begin accumulating as of May 1 on fees not paid on or before May 31 of each calendar year, at a rate of 18% per annum. In April of each year, residents will be emailed their fee notice unless the VHOA does not have their email address on file. Fees must be paid in one lump sum using the instructions provided by the VHOA.
